# The Vent Flange Fails Before The Membrane

A roof membrane is one large flexible sheet with a long service life. A vent flange is a rigid ring bolted through that sheet on a bed of sealant. The rigid part loses. Most coaches that arrive with a ceiling stain need flange work rather than a roof.

Look at the assembly rather than the roof. A vent flange is a stiff frame, usually plastic or aluminium, about fourteen inches square, fastened through the membrane and into the decking with a row of screws around its perimeter. The membrane it sits on is compliant. The decking under it flexes with the chassis. The flange does neither, because it is a moulded or extruded part with no give designed into it at all.

Every bump on a highway asks the decking to bend under a frame that will not bend with it. The only components in the assembly with any capacity to absorb that difference are the bed underneath and the bead on top, both of which are sealant. So the sealant is not incidental to the joint. It is the flexible element in a rigid connection, doing a structural job that nobody thinks of it as doing.

## Two materials expanding at different rates all day long

Thermal movement is the half that happens whether or not the coach ever leaves the yard. A white membrane and an aluminium or ABS flange do not expand at the same rate, and here the roof runs from marine layer cool at dawn to full sun by early afternoon most days of the year. That is a shear cycle at both bond lines, once a day, every day, indefinitely.

It is worth saying plainly to owners who store a coach and assume that storage is rest. The roof is not resting. It is doing the same thermal work a coach in daily use does, without any of the compensating fact that a used coach gets looked at more often. A trailer that has sat on the same pad for four years has approximately fourteen hundred of those cycles behind it and nobody has been up there once.

## Every flange is a row of small failures standing in line

A single flange carries twenty or more screws, and each one is a hole straight through the decking with sealant as its only protection. That matters because of where a bead is thinnest. A screw head is the high point on the flange perimeter, so the self levelling sealant flows away from it and skins thinner over the head than anywhere else in the bead.

The consequence is a specific place to look, and it is not where people look. The first failure on any flange is over a fastener head, showing as a dimple, a pinhole or a faint ring in the bead, and it appears there long before the bead pulls back from the flange edge. Owners scan the outside line of the sealant because that is the edge the eye follows. The evidence is on the inside, over the screws.

Multiply that by the penetration count on a real coach and the picture changes. A long coach with two air conditioners, three vents, a skylight, a satellite dome, an antenna and a set of solar feet is carrying two hundred or more fastener penetrations on its roof. The membrane is one component with one service life. The fasteners are two hundred components with two hundred of them.

## Owners arrive budgeting for the largest job on the list

People find the membrane replacement figure first, because it is the number the internet is loudest about. They read $3,500 to $18,000, decide the coach is finished, and either sell it or leave the stain alone for another year. Both of those decisions get made on a price that frequently has nothing to do with what the coach needs.

Roof vent and fan work runs $250 to $1,200. Skylight repair or replacement runs $350 to $2,500. On a coach whose sheet is still live, with one or two flanges to pull and rebed, that is the whole job. The gap between that and a membrane is the difference between an afternoon and a bad year, and the number of owners who arrive expecting the second and leave with the first is not small.

The unflattering half of this is that we hear about membrane quotes on coaches that needed two flanges. We do not know, in any individual case, whether that was a misdiagnosis, a shop that prefers larger jobs, or a roof that genuinely had more wrong with it than we can now assess. What we can say is that the diagnosis and the quote should be separable, and that an owner is entitled to ask which flanges were pulled before a sheet was condemned.

## Ranking the components by how long each one lasts

Rank a roof by service life and the cheapest parts are at the top of the list. A lap sealant bead lasts months to a few years in this climate. Butyl under a flange lasts a few years to a decade. A vent lid, being thin ultraviolet exposed plastic, is in the same range. A membrane, on a coach whose beads are maintained, runs a decade or two. Decking lasts indefinitely as long as it stays dry.

Now notice that this ranking is the reverse of the cost ranking. The parts that fail first are the cheapest ones, and the part that fails last is the one owners inspect first. An owner who looks at the roof in cost order starts with the membrane, finds it acceptable, concludes the roof is fine, and never examines the two hundred fastener penetrations that are the actual failure population.

## The cases where the sheet genuinely is the problem

This argument has limits and they are worth stating so nobody uses it to talk themselves out of a real repair. A sheet that has gone stiff and holds a crease is finished regardless of how good the beads look. A seam that has released along a length is a sheet problem. Hail bruising is a sheet problem. A mechanical tear from a branch or a low structure is obvious. And a roof that a previous owner coated over failing beads cannot be assessed at all without stripping, which makes the assessment itself a membrane job.

There is a quieter fifth case. A coach with four or five flanges leaking simultaneously is telling you the whole roof reached the end of its sealant life at once, which is what happens when nothing has been touched since the build. At that point the access, setup and scraping labour repeated across five penetrations approaches doing the surface properly in one pass, and it is honest arithmetic rather than an upsell. Body supplies calculate at $5 per body hour on all of it, and structural and refinish labour posts at $210 per hour.

## The interval a reseal buys, and what shortens it

Resealing a vent flange properly buys years rather than months, but the number depends almost entirely on what was underneath when the sealant went down. A flange rebedded onto clean, sound decking with fresh butyl and a correct fastener pattern behaves like a new installation. The same sealant laid over a compressed old bed, or onto decking that has already softened around the screw holes, is holding onto a substrate that is still moving, and it opens again on roughly the schedule the last one did.

That is the reason a reseal quoted without removing the vent should be treated with suspicion. Sealant applied around the outside of a flange that was never lifted is a cap over whatever is happening beneath it, and it hides the evidence an owner would need to argue the point later. It also looks identical from the ground for about a season, which is long enough for the shop that did it to be out of the picture.
