# Slides and Awnings

Slides and awnings are moving assemblies bolted into holes cut through structure. A fault is therefore mechanism, structure, or seal, and the order you check them in matters: a mechanism run against an opening that has moved will destroy itself and hide the real cause.

## Why these two live in one section

A slide and an awning look like unrelated equipment and they fail for the same reason. Both are moving assemblies fitted to a wall that was cut to accept them, and both apply loads to that wall every time they operate. A slide opening is a hole through a structural sidewall with a room cantilevered out of it. An awning is a lever bolted to the same sidewall, several feet long, with wind on the end of it. Neither is a bolt on accessory in engineering terms, which is why both arrive in this building as body work rather than as parts replacement.

## Mechanism, structure and seal, in reverse order

The diagnostic order puts mechanism last, and owners almost always start there. First the opening: is it square, does the room sit parallel to it, do the seals compress evenly across the whole travel. Then the room: has the floor at the sill taken water, is the fascia still bonded, has a corner racked. Only then the mechanism, whether it is a Schwintek rail, a Lippert In-Wall, a Power Gear rack and pinion or a BAL Accu-Slide. A motor that failed on a square opening is a motor. A motor that failed on an opening that moved is a symptom, and replacing it buys a few weeks.

Cost follows the same order, which is why estimates on slides move so much. Slide mechanism service runs $500 to $8,500. Seal replacement runs $400 to $3,000. A slide room rebuild, once fascia or a racked corner is involved, runs $1,500 to $7,500, and if the sill took water long enough to reach the floor it becomes water damage restoration at $750 to $15,000. Those are not four estimates of one job. They are four different jobs, and only the cheapest of them is visible with the room still in.

## The signs that mean stop operating it today

A slide is the one assembly on a coach where continuing to use it while you decide reliably makes the bill larger. Rails bend, teeth strip, a rack that is out of sync racks the room further, and a seal dragged over a misaligned edge tears. Any of the following is a reason to leave the room where it is and book it, rather than cycling it again to see whether it does it twice.

- One corner that needs a push or a pull to start moving.
- A rail or motor that sounds different on one side than the other.
- Travel that stops short and then completes on a second attempt.
- A seal that folds under instead of wiping as the room passes.
- A daylight gap anywhere along the top edge with the room closed.
- Any soft area in the floor at the sill, whether or not the slide misbehaves.

## The awning bill is rarely the fabric

Awning claims arrive as fabric and the fabric is usually the cheapest line on them. Fabric replacement runs $400 to $2,500. What an owner is really buying after a wind event is whatever the fabric transmitted before it let go. An arm and motor assembly runs $500 to $3,500. Behind that, the mounting rail is lag bolted into sidewall framing, and a gust that bent an arm applied that force to the rail and to the framing behind it, which is body work and a water path at once, because every one of those fasteners is a penetration through a wall. The honest sequence after an awning failure is to look at the wall before ordering fabric.

Santa Ana conditions do this on a schedule, and the failures cluster. An awning left out overnight. A topper left extended through storage. A power arm that stopped retracting fully and got left that way. None of those is dramatic on the day. Each converts a $400 to $2,500 fabric job into a sidewall repair with a sealant and framing component, and by the time water has tracked down the inside of that wall for a season it is not an awning claim at all.

## Ranking what can wait for a booking

The ranking is short. A torn fabric with sound arms and a dry wall can wait for a convenient slot. A bent arm cannot, because it loads the rail every time the awning moves. A topper that no longer rolls cleanly cannot, because it holds standing water above a slide seal. A slide showing any of the signs above should not be operated at all, which is inconvenient, and considerably cheaper than the alternative.
