# Water, Wind and Storm Claims

A water claim turns on sequence: whether an event let water in, or whether water had been getting in and an event revealed it. Both produce the same soft floor. What separates them is a documented entry point, a moisture pattern and a date, which is what a teardown file supplies.

## Sudden versus gradual, and why the whole claim sits on it

Policies distinguish accidental damage from wear and deterioration, because insurance is not a maintenance contract. A branch through a roof is an event. A sealant joint that has been open for four years is deterioration. Both end with a wet subfloor, and by the time the floor is soft they look identical from the outside.

So the claim is decided on sequence rather than on damage, and sequence is the hardest thing to establish after the fact. Whoever describes the damage first frames the argument everyone else has inside, which is why an adjuster's note written after a ten minute look can effectively settle a claim that runs for six weeks afterwards.

What can be established is narrower than a story and more useful. A single entry point with moisture radiating outward from it reads differently from moisture spread evenly across a floor. A fresh fracture face looks different from a weathered one. Rot has a texture and a colour that a two week old leak does not. None of that is a conclusion about coverage, and all of it is a fact a carrier can decide from.

We write what we found and what it indicates, and we do not characterise coverage, because that determination belongs to the carrier. What the file does is make the determination possible from evidence instead of from an impression.

## Wind, and what it actually does to a coach

Santa Ana conditions damage recreational vehicles in a specific and repeatable way, and it is rarely the dramatic version. An awning left out is the obvious one, and awning fabric replacement runs $400 to $2,500 with arm and motor work at $500 to $3,500. The awning is usually the cheapest part of a wind event.

The expensive part is what wind does to edges. A roof membrane that has lifted at a corner or along a seam becomes a wing, and once it starts lifting it keeps going. A vent lid that took a gust and cracked lets water into a ceiling cavity through a hole nobody looks at. A slide topper that tore lets water run down the slide face and into the seal path. Every one of those is a small component and a large consequence.

Debris is the third mechanism. A branch or a piece of somebody else's property striking a sidewall at speed does damage that looks trivial from outside and has opened a bond line behind the skin. That is delamination waiting to appear next season, and it is the reason a wind claim on a coach is worth a proper look rather than a photograph of the awning.

Storage aggravates all of it. A coach parked for the season with a lifted seam and no one checking it is a coach taking water for months. Sealant on a six month cycle is an owner responsibility and the shop will say so, but a documented inspection after a wind event is the cheapest thing on this page.

## Hail, and what it hides

Hail on a coach is mostly a roof event, and the roof is the part nobody inspects. Dents in an aluminium sidewall are visible and get claimed. A membrane bruised, punctured or split around a penetration is not visible from the ground, and the same storm produced both.

The failure mode is delay. Hail damage to a membrane frequently does not leak immediately, because a bruise is not yet a hole. It becomes a hole over a season of thermal cycling, and by then the storm date is months back and the claim conversation is about deterioration. A roof inspection after a hail event, even one that looked minor, is what preserves the connection between the event and the damage.

Roof membrane replacement runs $3,500 to $18,000 or more and recoat and reseal runs $750 to $4,500 or more. Betterment routinely applies to a membrane replacement, because a new roof on an old coach genuinely exceeds the position before the loss. That is legitimate. What is arguable is the assumed service life used to calculate it, and the intake record of membrane type, seam state and sealant age is what makes it arguable at all.

## Finding the entry point

Water enters at a penetration or a joint, and it does not travel where intuition suggests. It runs along framing, drops at a fastener, and appears on a ceiling panel three metres from where it got in. Chasing a stain finds a symptom. Finding the entry point requires working back along the path, and on a coach that means opening something.

The usual suspects are few and they repeat. Roof to sidewall joints. Vent, fan and skylight flanges. Antenna and solar penetrations. Window frames, particularly at the upper corners. Slide out seal paths, especially where a room sits slightly out of square. Marker light and awning rail fasteners. Almost every water claim this shop sees enters at one of those.

A water test is the confirmation step, done in a controlled sequence rather than by hosing the whole coach: one area at a time, with somebody inside watching, working from the lowest suspect point upward. Roof seal integrity and a water test are part of the pre delivery sequence here for the same reason. A repair that has not been water tested is a repair nobody has finished.

## Mould, and the conversation about exclusions

Many policies limit or exclude mould, sometimes with a separate sublimit, and it is one of the more common places a water claim shrinks. The mechanism is worth understanding without anyone pretending a shop can interpret the clause: mould is a consequence of water having been present over time, which places it close to the deterioration side of the line regardless of how the water got in.

Which produces an unwelcome incentive that owners should know about. Delay converts a water claim into a mould problem, and a mould problem is treated less generously than the water event that caused it. A soft floor reported in week one and a soft floor reported in month four are the same damage and not the same claim.

What a shop can do is scope the water damage properly and document the affected materials: subfloor, framing, insulation, wall panels, and which of them can be dried versus which have to come out. Where remediation beyond the repair is required, that is a specialist trade and we say so rather than absorbing it into a body labour line. Interior wall and panel work runs $500 to $5,500 and flooring replacement runs $750 to $9,500, and knowing which portion is water damage and which is remediation keeps both estimates honest.

## What a water claim file needs

Five things, and a file with all five gets decided quickly whichever way it goes.

A date for the event, supported by something outside your own account: a weather record, a report number, a photograph with metadata. An entry point, located and photographed rather than inferred. A moisture map, meaning readings taken at multiple points so the pattern is visible rather than a single number. A record of the maintenance history where it exists, because a resealing schedule is the strongest thing an owner can bring to this conversation. And photographs of the affected materials at teardown, paired against the intake set.

What sinks a water claim more often than a carrier does is an owner with no dates. A leak noticed some time last year, reported when the floor gave way, with no photographs and no record of sealant maintenance, is a claim with nothing in it for either side to work from. The carrier defaults to deterioration because that is what the available evidence supports.

### Is roof water intrusion covered by insurance?

Sometimes, and the deciding word is sudden. Water entering through a seam opened by hail, a branch or a low clearance strike is a covered event, and the claim usually survives. Water entering through sealant that dried out over six years is maintenance, and that claim usually does not. The physical evidence separates them, which is why the roof gets photographed before anything is cleaned. Water damage restoration bands $750 to $15,000 or more.

### Does a hail claim on an RV roof work differently from a collision claim?

It is written differently and it is measured differently. Hail is a comprehensive claim rather than a collision one, so a separate deductible may apply, and the damage is assessed by dent count and panel rather than by impact point. On an RV the roof, the air conditioner shrouds, the vent lids and the upper sidewall all get inspected, because the shrouds and lids crack at hail sizes that barely mark the membrane. Recoat and reseal bands $750 to $4,500 or more.
