# Delamination Repair for Laguna Niguel owners

Delamination is the bond between the outer skin and its substrate letting go, almost always because water got in at a seam. Repair runs $1,500 to $20,000 plus, ten to a hundred hours. Fixing the bubble without finding the leak is the reason the same sidewall delaminates twice.

## The bubble that appears in afternoon sun and is gone by morning

Delamination announces itself as a soft swelling in the sidewall that owners notice in the afternoon and cannot find the next morning. That is not imagination. Air and moisture trapped in the void expand as the wall heats through the day, the skin lifts, and as the panel cools overnight it draws itself flat again. By the time somebody is standing in the shop with a photograph on a phone, the wall looks perfectly normal.

The other presentations are a wavy reflection along the sidewall in raking light, a skin that feels cool and hollow rather than solid under a palm, and a seam edge starting to lift at a window frame corner. None of them look like damage the way a dent does, which is precisely why they get ignored for a season or two while the affected area quietly grows.

## Mapping the void by tapping the sidewall

Diagnosis is a tap test and it costs almost nothing to run. A small hammer or a coin gets worked across the panel in a grid while somebody listens. Bonded sandwich rings sharp and short. A void thuds, duller and longer. A wet substrate sounds different again, deader, with no ring left in it at all. The boundary between those sounds repeats to within an inch or so and gets marked in tape directly on the coach.

That taped outline is the estimate. It is also the most useful thing to put in front of an adjuster, because it converts a subjective complaint into a mapped area with a measurable size. The taped panel gets photographed with a tape measure in frame. A moisture meter follows the tap test to establish whether this is a dry bond failure or a wet one, and that distinction changes the repair method completely.

- Grid tap the whole panel, not only the area the owner pointed at
- Mark the sound boundary in tape and photograph it with a tape measure in frame
- Moisture readings taken at the void, at the seam and on sound wall for comparison
- Interior side checked at the same coordinates for staining and a soft wall panel

## Tracing the entry point back to the seam that failed

Water rarely enters where the bubble is. It enters above and runs down. The usual suspects, roughly in the order we find them: a window frame where the butyl tape hardened and pulled away from the flange, a marker or clearance light whose lens gasket flattened and whose screw holes started wicking, a corner moulding with a cracked sealant bead at the joint, and the roof to sidewall seam where the roof material terminates. On a fifth wheel the front cap to sidewall joint is a favourite, because it takes wind driven rain head on at highway speed.

Every repair here begins by finding and closing that path, and a water test proves it before the wall gets closed up. Sealant selection matters more than owners think. Butyl tape belongs behind a window flange. A polyurethane such as Sikaflex belongs where a joint has to carry movement. Self levelling Dicor belongs on a horizontal roof seam. Put a hard sealant where a flexible one belongs and the joint cracks the following summer.

## Azdel and Luan behave differently once water is in the wall

The substrate behind the skin decides how bad the news is. Luan is thin plywood. Wet Luan swells, separates internally, goes soft and eventually powders, and it feeds mould while it does. Once a Luan panel has been wet through a season the bond is not the only casualty and the substrate is coming out. Azdel is a polypropylene composite board that neither absorbs water nor rots, so a wet Azdel wall generally needs the leak closed and the bond restored, with the board itself reusable.

That is why two coaches with identical looking sidewall bubbles land at opposite ends of the band. An Azdel walled trailer with a small void from a marker light leak is a seam repair and an injection, near the bottom of the range. A Luan walled coach with a season of water behind the skin means skin off, substrate out, framing inspected for rot, wall rebuilt. Owners get told which one they have before anybody quotes it, because the difference is not marginal.

## Resin injection against a vacuum bag pull

Two methods, chosen by the size and condition of the void rather than by preference. Injection suits a small dry void with a sound substrate: access holes get drilled at the perimeter and at low points, epoxy is injected until it appears at the next port, and the panel is clamped or vacuum held flat while it cures. Done properly the holes vanish under the refinish and the repaired area is stronger than the original bond was.

A large void, or one where the skin has taken a set and no longer lies flat, needs a vacuum bag. The area gets prepared, adhesive is spread across the entire bonding face instead of injected into channels, and the panel is bagged and drawn down at a controlled pressure across its full area while it cures. Bagging is why a large delamination sits in the shop for days that look, from the outside, like nothing is happening. Cure time is cure time.

Where the skin has stretched permanently, neither method brings it back flat, and the honest answer is a skin section replacement rather than a bond repair dressed up with filler. Filon that has ballooned and cooled through a couple of summers has taken a shape, and adhesive will hold it in whatever shape it is in. Cutting that section out at the framing and bonding fresh sheet costs more than an injection and it is the only version of the repair that reads flat in raking light afterwards.

## What comes back when the repair was cosmetic only

The cheap version of this job exists and it is easy to identify afterwards. Filler gets worked over the lifted area, the panel is refinished, and the coach looks correct leaving the lot. Nothing was bonded, nothing was dried, and the leak is still open. The void reappears the following summer, larger, and now there is a layer of filler in the way of doing it properly. That is the reason a second repair costs more than the first one would have.

The other shortcut is closing a wet wall. Bonding over damp Luan traps moisture against framing and the wall carries on failing behind a good looking skin. We dry to a meter reading and we do not close a wall that has not reached it, even where that costs days on the schedule. A coach handed back with water still inside it is a repair with a countdown attached.

## Why coastal Orange County walls fail on a different schedule

Coaches stored near the coast live in a daily cycle nothing inland matches. Marine layer overnight puts moisture on every surface and into every open seam. Sun burns it off by midday, the wall heats, and that moisture gets driven inward as vapour. Repeat most mornings and a sealant joint that would last years in Arizona is working every single day. Santa Ana events supply the other half: dry heat and wind shrinking and lifting a bead that was already tired.

Practically, an owner storing a trailer in Laguna Niguel or anywhere along that stretch of coast should be inspecting sealant joints on a schedule instead of waiting for a stain to appear inside. Window corners, marker lights, the roof to wall termination and the front cap seam are the four places worth looking. A cracked bead caught early is a small job. ### What actually causes a sidewall to delaminate?

Water reaching the adhesive bond, and heat cycling finishing the job. A laminated sidewall is fibreglass bonded to Azdel or lauan bonded to framing, and that bond is the only thing making it a structural panel. Water enters at a window frame, a clearance light or a seam, the adhesive releases locally, then daily expansion works the release outward. Coastal humidity accelerates it. The bubble you can see is the last stage, not the first.

### Can delamination be repaired without replacing the whole sidewall?

Often, through resin injection where the substrate is still sound and dry. Holes are drilled at the release perimeter, epoxy is injected, and the panel is clamped flat under vacuum or with a caul board until cure. Where the lauan behind it has turned to pulp, injection has nothing to bond to and the section gets opened and replaced. Delamination repair bands $1,500 to $20,000 or more across ten to 100 hours, and a tap test decides which end you are at.
