# Interior Remodel and Repair for Laguna Niguel owners

A full interior remodel runs $1,500 to $50,000 plus and 20 to 250 hours, covering wall and ceiling panels, countertops, lighting, cabinetry and flooring. Where a coach lands depends on how much comes out, not on the finish materials chosen. Slide rooms and belted seating are what constrain the design.

## A remodel in bay order, from teardown to trim

Teardown is first and it is most of the schedule. Furniture out, dinette pedestals unbolted, toilet pulled at the flange, slide room trim off, valances and window surrounds off, flooring up, doors and drawers tagged and shelved. Anything electrical inside a wall we are opening gets identified before a screw goes anywhere, because a 12 volt run stapled behind a panel does not announce itself. On a coach with slides the rooms come in and stay in, which means the interior is unusable and the unit is not habitable for the duration of the work.

With the shell open, structure gets addressed: subfloor, framing, cabinet cleats, anything the moisture survey flagged. Then the sequence reverses. Panels, flooring, cabinet carcasses set and shimmed to the new floor height, countertops templated to what is actually there rather than to a drawing, lighting, trim, then furniture back in with belted seating torqued to specification. Countertops are templated late on purpose. A quarter inch of accumulated floor height difference makes a stone template wrong, and a wrong stone template is not adjustable in the bay.

## Where a budget remodel comes apart first

A budget remodel is recognisable a year later. Peel and stick plank laid over the original vinyl with no leveling, so every seam in the old floor telegraphs through the new one. Fresh panel adhered over glossy Filon that nobody scuffed, releasing at the top edge the first week the coach sits closed in summer heat. A stone top fitted with no added support under a cantilevered overhang, cracking at the sink cutout on the first rough road. Doors rehung into the original stripped screw holes and sagging by the second trip.

Each of those costs more to correct than it cost to install, because the corrective job pays for teardown twice and counts the material once as disposal. The one that does real harm is weight. A remodel that adds several hundred pounds of stone, solid doors and residential appliances to a trailer already near its axle rating does not fail in the bay. It fails as tire wear, spring fatigue and a bearing that runs hot on a long grade, and no policy anywhere treats that as a covered loss.

## Wall and ceiling panels, and the pattern nobody can reorder

Interior sidewall surfaces in most coaches are one of two things. Filon faced panel, a printed decorative surface bonded to a thin substrate, or vinyl faced lauan, a printed film laminated to three millimetre ply. Both are printed patterns. That is the part owners find hardest to accept, because the wall is not painted and it is not a solid material, so there is no colour to mix. Once a pattern leaves production, and most do within a few model years, no supplier can sell you a matching sheet at any price.

Three honest options remain and we price all of them. Patch locally and accept a visible seam somewhere low traffic. Replace the panel wall to wall so the change reads as intentional and stops at a corner or a seam. Or paint, which on Filon means a real scuff, an adhesion promoter and a topcoat that will not chip at every cabinet edge. Panel repair and replacement runs $500 to $5,500 and three to twenty two hours on its own, and those hours are mostly in what has to come off the wall before the panel can move.

Ceilings behave differently. A sagging ceiling panel is usually adhesive letting go from the ceiling framing while the staple line at the seams still holds, so the panel droops in the bays between fasteners and shows a regular pattern of dimples where the staples are. Screwing it back up through a batten hides nothing and adds a new row of holes. The panel comes down, old adhesive comes off the framing, insulation above gets checked for moisture because a sagging ceiling is often a roof telling on itself, and it goes back with a full bond. Some newer coaches use an Azdel composite substrate that does not wick water the way lauan does, and the decorative face on it is still a printed pattern with the same matching problem.

## Countertops and the weight they spend

Four materials cover nearly every countertop request, and the difference between them is weight before it is anything else. Laminate over particle core is the factory answer and it is light. Solid surface is heavier and repairable, which matters in a vehicle where a chip is a matter of time. Stone is heaviest by a wide margin and it wants continuous support, not the intermittent cleats a factory laminate top was designed to sit on. Butcher block sits in the middle on weight and needs a finish schedule that tolerates humidity swings without opening at a joint.

What decides the number is the cutout and the support, not the square footage. A sink and cooktop cutout in a run with a cantilevered breakfast bar needs substrate and bracing added underneath before stone can go on it, and that is cabinet work rather than counter work. The template comes after the cabinets are set. On a coach with a slide, counter to slide clearance gets checked with the finished thickness mocked up, because a thicker top can stop a room from closing and nobody discovers that until reassembly, by which point the stone is already cut.

## Twelve volt lighting, and why the housing changes with the lamp

Converting incandescent and fluorescent fixtures to LED is one of the highest value items in a remodel, and also the one most often done wrong. Dropping an LED lamp into an original housing works electrically and fails thermally and optically. The original fixture was built around a bulb throwing light in every direction, so the housing used a reflector and a diffuser to spread it. An LED board throws forward, so the same housing gives a bright spot and dark corners, and it traps heat around a driver never intended to sit in a sealed can.

The fixture usually has to change with the conversion, which means new housings, a different mounting footprint, and often a different hole in the ceiling panel. That is why lighting follows panel work rather than leading it. Wire gauge gets checked at the same time, since a run sized for one load is not automatically right when an owner adds a dozen puck lights and a light bar over the galley. Twelve volt work bills at the mechanical and electrical rate of $260, and LED lighting upgrades on their own run $250 to $2,500.

Dimming is where owners get surprised. A 12 volt LED needs a driver and a switch built to work together, and a household style dimmer on an RV circuit produces flicker, buzz, or a fixture that will not come on at all below half travel. We specify the switch with the fixture rather than after it. On a coach with a factory control panel we keep the panel functional, because orphaning a switch that still looks like it should do something is the kind of detail an owner lives with for years.

## What a remodel does to an axle rating

Every trailer has a rating stamped on a plate, and a remodel spends against it. Stone countertops, solid cabinet doors, a residential refrigerator, tile in the entry, a real sofa in place of a hollow factory one. No single item is heavy and the total is what matters. On a single axle trailer, or a tandem already loaded near its plate, several hundred added pounds moves a unit from a margin to no margin, and the owner finds out through tire temperature on a summer grade rather than through anything visible in the coach.

We keep a running weight for any remodel we specify, item by item, and we will refuse a combination that puts a unit over its plate. Substitution is usually easy. Solid surface on the galley run with stone limited to a small bath vanity. Hollow core doors with a solid edge band instead of full solid doors. Vinyl plank instead of tile. Where an owner wants the heavy specification regardless, the conversation moves to axles and springs, and that is a different service, a different estimate and a different set of hours.

## Decisions to settle before the coach comes in

Bring the coach empty. Not tidy, empty. Everything in a cabinet, a drawer, an overhead or under a dinette bench, out and at home. A remodel means every door comes off and every drawer comes out, and hours spent boxing an owner's belongings bill at exactly the same rate as hours spent building. Pull anything valuable or irreplaceable yourself, and photograph the interior before handing over the keys so both of us hold a record of what the condition was on the day it arrived.

Settle materials before the appointment rather than during it. A remodel that stops for three days waiting on a countertop decision is three days of a bay held with nothing happening inside it, and it lengthens the schedule by more than the decision deserves. Bring a sample or a photograph of the target, say where you are willing to substitute, and say which of the two doors you came in through is the primary one. Any water history at all belongs on the table on day one, because a moisture survey before teardown costs less than a discovery after the new floor is down.
