# Water Damage Restoration for Laguna Niguel owners

Water damage restoration runs $750 to $15,000 plus and four to sixty plus hours, from a single soft spot to a full subfloor replacement. The stain is never the boundary. Water travels along framing and fastener lines, so the real scope gets written after the floor is opened, not before.

## The soft spot at the slide sill, and what is under it

Almost every water job starts the same way. Somebody steps down out of a slide room onto the main floor and the sill flexes, or a bunk corner in a bunkhouse fifth wheel gives under a knee, or the toe kick under a galley cabinet has gone dark and swollen. Those three locations account for most of what walks in, and none of them is a coincidence. A slide sill is a horizontal seam with a moving seal above it. A bunk corner is where a sidewall, a floor and a wall panel all meet. A galley toe kick sits downhill from every plumbing fitting in the coach.

What the owner assumes is a patch. The floor is soft over an area the size of a dinner plate, so cut out a dinner plate and let in new plywood. It never scopes that way. By the time a laminated RV floor feels soft underfoot, the plies have separated across an area several times larger than the soft feeling, because real delamination has to develop before flex is detectable through a finished surface. The soft spot is the middle of the problem and never the edge of it.

## Pin and pad moisture readings, and what each one proves

A survey starts with a pad probe, which reads relative moisture through a finished surface without marking it. Running it across a floor, up a wall and along a slide sill produces a map of where readings climb, and it finds wet areas well outside anything visible. It does not tell you how deep the water is or how much of it there is, and it reads high over a foil vapour layer or a metal fastener line, so a pad reading is a lead rather than a finding.

Confirmation is a pin meter, which puts two probes into the material and reads actual moisture content at depth. That leaves two small holes, which is why it goes into a location that is coming out anyway or under a trim piece that will cover it. Comparing a pin reading in the suspect area against a pin reading in a known dry part of the same floor is what makes the number mean anything, because the honest measurement is a difference rather than an absolute. Diagnostic time bills at $285 per hour with a one hour minimum, credited against an authorised repair.

## Finding the entry point above the stain

Water in a floor came from above it, and finding where decides whether the repair holds. The usual suspects make a short list: a slide wiper seal that has taken a set and no longer wipes on retraction, a window frame where the butyl tape under the flange has hardened and shrunk away, a marker or clearance light whose gasket has gone brittle in UV, a roof seam where Dicor lap sealant has cracked at a transition, or a plumbing fitting behind a panel weeping for years without ever making a puddle anybody could see.

Each of those leaves a different signature. A slide seal leak stains in a line along the sill and is worst at the corners. A window leak runs down inside the wall and surfaces at the floor several feet away from the window. A roof seam travels along ceiling framing until it finds a wall cavity, which is how a stain in the bedroom starts above the bathroom. An Eternabond patch laid over a dirty seam by a previous owner is its own category, because it sheds water beautifully and traps whatever was already underneath it.

Water testing happens with the panel off and the coach dry, in sections, one candidate at a time. A test that wets a whole side of the coach tells you the coach leaks and tells you nothing about where, which is why the sequence matters more than the volume of water used. We photograph each test and each result, because the entry point is the part of the file a carrier will look at hardest when the supplement arrives.

## Lauan, OSB and the screw line that lets go

Two subfloor constructions cover almost everything. Laminated panel with lauan skins over a foam or balsa core, which is light and stiff and utterly dependent on its glue line, and OSB or plywood over framing, which is heavier and behaves more like a building. Lauan laminate fails as delamination, where the skin separates from the core and the floor goes soft while the top surface still looks perfect. OSB fails by swelling and then crumbling, and it starts at the screw line, because a fastener hole is where water reaches the raw edge of the material.

The screw line matters more than owners expect. Cabinet cleats, dinette pedestal bolts, slide mechanism fasteners and floor duct screws all penetrate the subfloor, and every penetration is an entry into the core. A floor can be sound across an entire bay and rotten in a two inch ring around each fastener holding a cabinet down, which is exactly the condition where a cabinet suddenly stops holding a screw and the owner arrives convinced the cabinet is the problem that needs solving.

## Drying a closed floor does not dry the floor

Owners ask whether a floor can be dried in place with fans and a dehumidifier, and for a genuinely surface wet floor caught inside a day, sometimes. For anything wet long enough to feel soft, no, and the reason is construction rather than effort. A laminated floor is a sealed sandwich. The moisture sits between the skins, behind a vinyl or plank surface above and often a coroplast or fibreglass belly pan below. Air has no path to it. Running equipment for a week dries the room and leaves the panel exactly as wet as it started.

Drying also restores nothing. A delaminated glue line does not re bond when it dries, and swollen OSB does not shrink back to dimension. Drying is a step inside a repair rather than an alternative to one. Where we do dry, it is with the covering off, the belly pan opened, the affected panel cut back to sound material and the cavity accessible, and we take pin readings until surrounding framing sits at the same content as the rest of the coach before anything new goes down over it.

## Mould, containment and the disposal line

Wet lauan, wet insulation and wet upholstery foam inside a coach closed up through a Laguna Niguel summer grow mould, and by the time an owner can smell it there is growth on surfaces nobody has looked at yet. Our handling of it is unglamorous. Contain the area, cut out and bag affected material rather than treating it in place, clean the sound framing that remains, and get the cavity dry and confirmed by meter before it closes. Spraying a wet organic material and leaving it in a wall is a smell that returns in the first hot week.

Contaminated material becomes regulated disposal, and the hazmat and disposal line is $45 flat. That is the cheapest thing on a water invoice and the item owners ask about most. Where growth is extensive enough to need more than shop containment, we say so and refer that portion out rather than pretending a body shop is a remediation contractor. ## Why a water claim grows after teardown

A water claim written before teardown is a claim that will need a supplement, and saying so on day one is more useful than defending it in week three. A first estimate can only price what a meter and a photograph prove through a finished surface. What the floor actually is gets established when the covering comes up and the panel is cut back to sound material, and that boundary routinely sits well past where the stain stopped. We photograph the cut edge with a scale in frame, so the supplement is evidence rather than an assertion.

Coverage turns on cause, and it is worth understanding before the adjuster calls. A sudden event, a collision breach or a storm damaged roof that let water in, is normally covered along with the interior damage it caused. Long term seepage through a seam that needed sealant is normally maintenance and normally the owner's. Many coaches are honestly both, an old slow leak that a recent event made far worse, and those get written as separate lines with separate photographs so an adjuster can see the split instead of negotiating one number.

Moisture meter, tap test, and a torch held at a low angle. A pin type meter reads through panelling at cabinet returns and at the base of every wall. Tapping a sidewall by hand finds released adhesive as a dull note against a sharp one. Raking light across a wall shows the shallow waves a wet substrate makes. Then the suspect area gets opened, because a reading is evidence and an opened wall is proof. Restoration bands $750 to $15,000 or more.

Stop drying it and start opening it. Odour after water intrusion means organic material is still wet behind a surface, and running a dehumidifier in the living space dries the air rather than the lauan inside the wall. Anything porous that stayed wet gets replaced rather than cleaned, because cleaning a wet substrate resets the clock instead of stopping it.
