# Water Heater Repair and Replacement for Laguna Niguel owners

Water heater diagnosis, repair and replacement on Suburban, Atwood, Truma and AquaHot systems, $350 to $4,500 across one to eighteen hours. A tripped ECO, a dry fired element and a bypass valve left closed account for most no hot water calls, and all three are cheap to put right.

## Three checks before anyone quotes a tank

Most water heater complaints resolve to one of three things and all three are quick to test. First, is there 120 volts at the element and is the element intact, measured for resistance rather than assumed from a symptom. Second, on the LP side, does the burner light and hold, and does it hold with a manometer showing correct supply pressure. Third, has the ECO, the energy cut off, tripped, because a tripped ECO produces a heater that appears completely dead on both fuels and resets with a button behind the outside door.

Water heater service runs $350 to $4,500 across one to eighteen hours, and the band is wide because it covers a thermostat at one end and an AquaHot hydronic system at the other. A conventional tank unit almost never reaches the top of it. Getting a straight diagnosis before authorising anything is what keeps a job at the bottom, and the diagnostic hour is credited against the repair when the work goes ahead.

## Anode rod on a Suburban, and why an Atwood has none

Suburban tanks are steel with a porcelain lining, so they carry a magnesium or aluminium anode rod that corrodes sacrificially and protects the tank. That rod is a consumable and it is meant to be pulled and inspected annually. A rod eaten down to the wire has stopped protecting anything, and the tank has been on its own for however long that took. Atwood tanks are aluminium clad and carry no anode at all, which confuses owners who have been told every RV water heater needs one. Threading a rod into an Atwood accomplishes nothing, and the drain plug is a plain plug for that reason.

Knowing which family is in the bay is most of the diagnosis on a leaking tank. A Suburban leaking from the tank body after years with no anode is finished and gets replaced. An Atwood that leaks is usually leaking at the drain plug threads or a fitting, and that is repairable for very little. The data plate gets read before anything is quoted, because the two look similar behind a door and cost very different amounts to resolve.

## Dry fired elements, thermostats and the reset that solves it

An electric element burns out for one common reason: the tank was empty while the switch was on. That happens after winterisation, after a bypass, or after a tank was drained for storage and the switch got left on at the panel. The element glows in air, the sheath fails within minutes, and there is nothing wrong with the heater beyond a part that costs very little. Testing is a resistance measurement across the element with the power off, and an open element reads infinite.

Thermostats and the ECO live under the same cover and get tested together. A thermostat that has drifted gives lukewarm or scalding water, and a heater tripping the ECO repeatedly is telling you the thermostat is failing to cut out, not that the ECO is faulty. Replacing an ECO to stop it tripping is the wrong repair and it removes a safety device from a pressure vessel. We replace the pair, because they are inexpensive, they are matched, and coming back for the second one costs another hour of labour nobody wants to pay for.

## Truma tankless units and the on demand conversion

Truma units and other on demand heaters work differently enough that owners misdiagnose them regularly. There is no stored tank, so water is heated as it flows, which means a minimum flow rate has to be met before the burner will fire at all. A trickle from a low flow tap gives cold water and the unit is not broken. Faults that are real include a flow sensor scaled up with mineral deposit, a fan or burner fault reported as a code on the panel, and an inlet screen blocked by debris carried in from a park supply.

Converting a tank heater to on demand is a popular request and a genuine improvement for a family that keeps running out of hot water. It is also more work than it sounds. The sidewall opening is a different size, the LP and water lines land in different places, the new unit needs more gas flow than the old one and usually more twelve volt current for its fan, and the exterior door has to be reframed. That is why a conversion sits high in the band while a straight tank swap sits low.

## Scale from Southern California water and what it costs

Water in this part of the state is hard, and a heater that has spent ten years on municipal supply has scale inside it. In a tank unit that scale settles at the bottom, insulates the element from the water, and makes the element run hotter until it fails early. It also builds around the drain and turns an annual flush into a fight with a seized plug. In a tankless unit scale narrows the heat exchanger passages, and it shows up first as reduced flow and then as an outlet temperature that swings while somebody is showering.

Flushing a tank with a wand through the drain opening is cheap and belongs in an annual service. Descaling a tankless heat exchanger is a pump and a solution circulated for an hour or so, and it restores performance rather than masking a decline. An owner in Laguna Niguel filling from a park spigot every trip should expect both of those as routine maintenance rather than repair, and skipping them is what converts a maintenance line into a replacement.

## Winterisation bypass valves left in the wrong position

A bypass loop lets winterising fluid travel through the plumbing without filling the water heater, and it is two or three valves behind an access panel. Getting them wrong produces symptoms that look exactly like a failed heater. All valves closed to the tank means no hot water at any tap and a tank that never fills, which owners read as a dead unit. Valves partly open means hot water diluted by cold at the outlet, and the heater gets blamed for not getting hot. Both are a two minute correction once somebody actually looks.

Bypass position gets checked before anything else on a heater producing no hot water at all, because it is the most common no fault call in this category. It is also why a de winterisation is worth having done properly rather than improvised: a heater switched on with the bypass closed is precisely how an element gets dry fired, and then a valve position becomes a part, an hour of labour and a wasted trip.
