## A bruised membrane with no hole in it

Hail on EPDM rarely punctures. What it does is crush the membrane against the decking, breaking the internal structure of the sheet without opening it, and leaving a shallow circular depression that is easiest to see in raking light early or late in the day. A bruised area holds water, and the compromised sheet at the bottom of that depression will crack there in a year or two.

This is the hardest thing to get an adjuster to pay for, precisely because the roof is not leaking on the day of inspection. A bruise is future failure rather than present failure, and it takes documentation rather than argument to establish. We photograph in low angle light with a scale reference in frame, and we mark every bruise so the count is visible in a single overhead photograph rather than described in a sentence.

## Chalk lines, a grid and the photographs an adjuster needs

Hail claims are won on documentation method. We chalk the roof into a grid, then work square by square, marking each impact with a circle and recording the count per square. That produces a density map rather than an impression, and a density map is something an adjuster can carry back to a file and defend. It also makes it obvious when damage is concentrated on one side, which supports a directional storm rather than general wear.

The set that goes in the file is deliberate and consistent. Overall roof from both ends, each grid square close with a scale reference, every cracked plastic component, and interior shots of any ceiling area already showing evidence. All of it stamped and stored, so if the claim reopens or a supplement is needed after teardown, the original condition is not a memory.

## Why hail is usually a comprehensive claim

Hail is weather, not impact with an object, so on most RV policies it falls under comprehensive rather than collision coverage. That distinction changes the deductible you owe and sometimes changes whether the claim affects your rating at all. It also changes who inspects, since a carrier that would send a collision adjuster for a rolled coach may accept a photo estimate for hail.

Stored and unused coaches are where this gets awkward. An owner who suspended coverage down to a storage or comprehensive only tier is often still covered for hail, which surprises people in a good way. An owner who dropped comprehensive entirely to save money on a coach that sits eleven months a year is not covered, and that is a conversation we have more often than anyone would like.

## Betterment and depreciation on a roof that already had age on it

A carrier replacing a fifteen year old membrane is putting a new roof on a coach that did not have one before the storm, and most policies address that through depreciation or a betterment charge. Practically, that means an owner can be looking at a genuine claim, a genuine approval, and still owe a portion of the membrane cost beyond the deductible.

We write it that way from the start rather than letting it appear at pickup. Where a roof was already near the end of its service life, the honest framing is that the storm accelerated a job that was coming anyway, and the claim is paying for the part of it the storm caused. Owners handle that fine when they hear it at estimate. They do not handle it well as a surprise on the final invoice, and the final balance is due before the coach leaves.

## Local owners collect hail out of state, not at home

Something worth saying plainly: hail is not really a Laguna Niguel problem. Coaches that come to us with hail damage almost always collected it somewhere else, typically on a summer trip through Colorado, New Mexico, Texas or the high plains, where an afternoon storm caught the coach in an open campground with nowhere to move it. Adjusters understand that arithmetic when it is shown to them as a density map.

In between is where judgement lives, and where we expect a supplement. A roof that reads as borderline from above sometimes reveals decking already softened by an older unrelated leak once the membrane comes off, and that changes the job. Teardown is written into the estimate as a stated point for exactly that reason, so a growing number is an expected step rather than a shock.
