# Bunkhouse Fifth Wheel

A bunkhouse fifth wheel trades structure for bunks. A second door, a second entry step, a rear bath and bunk framing cantilevered off a sidewall all sit in the rear third. Water damage there is found late, because nobody sleeps in that room between trips.

## A bunk room is the least inspected space in the coach

The bunk room has a door that stays shut, no plumbing fixture anybody uses weekly, and often a window nobody opens. A leak there runs for a season or more before it is found, and by then the damage is not a stain, it is framing. We find more advanced water damage in bunk rooms than in any other room type, and the source is nearly always one of three things: the bunk window, the roof edge above the rear cap radius, or the rear air conditioner shroud.

The cost of the delay is measurable rather than theoretical. Caught at the stain stage the job is a wall panel and a sealant repair. Caught at the soft floor stage it is a floor, framing, and often a rear wall section. Water damage, delamination and soft spot repair runs $750 to $18,000, five to eighty hours, and the distance between those ends is mostly how long the water had to work. Opening that door and pressing the floor along the wall every couple of months costs nothing at all.

## A second door is a second structural opening

A second entry door means another opening cut into a sidewall, another step assembly bolted through the frame, and another threshold that has to stay watertight. All three are structural. The opening reduces the sidewall, the step mount concentrates load into two brackets, and the threshold is a horizontal joint at a height road spray reaches. On a coach that has racked, the second door is usually the first to stop latching, because it is the smaller opening in the weaker section of wall.

Owners report that as a door problem and adjust the striker until it catches. The correct diagnosis measures the opening diagonally, both ways, and compares the two numbers. Entry, baggage and compartment door repair runs $400 to $4,500, two to twenty hours. Where the opening has moved, the door is a symptom and the frame is the job, and hanging a new door in an out of square opening produces something that closes today and does not close next winter.

## Rear bath floors, and why the shower pan is the first suspect

Rear baths sit at the end of the coach where the frame has the most leverage and where the floor structure is thinnest. Inside that space is a shower pan: a moulded plastic tray with a drain through the floor and a seam at every wall. Nothing about that assembly enjoys flexing. Pan seam separation is the most common source of rear bath floor rot, ahead of the toilet flange and well ahead of the roof, which is where most owners look first.

Telling them apart is a matter of where the wetness is. A pan seam wets the floor along the wall line under the pan lip. A toilet flange wets a circle around the base. A roof leak arrives at the wall base after running down inside the cavity, so it wets the perimeter and stains the wall panel above it on the way. Shower, tub and pan replacement runs $750 to $5,500, and flooring and subfloor replacement runs $500 to $8,500 once the structure underneath has gone.

One habit prevents most of it. Fill the pan with an inch of water, leave it for an hour with the drain plugged, then look underneath from the bay below if there is access. A pan that holds is a pan that is sound. A pan that has separated at a seam will show a damp line on the floor edge inside the room within that hour, long before it shows anything a buyer or an owner would notice in normal use.

## Where the estimate stops and the damage does not

On a bunkhouse the first estimate stops at the visible room. A rear impact loads the rear wall, which carries the ladder mounts and the bumper, and the load path continues forward into bunk framing cantilevered off both sidewalls. That framing is what fails, and it is invisible until a bunk is removed. Interior disassembly to reach it is legitimate hours and it is the line questioned every single time, which is why it goes in the file with photographs rather than in a conversation.

The second under-scoped line is the rear air conditioner. Bunkhouses commonly carry two rooftop units, and the rear one sits above the bunk room where a rear impact travels through the roof structure. A cracked shroud and a shifted mount are both cheap. What is not cheap is six months of water entering through a shifted mount. AC replacement, hard start and soft start install runs $750 to $4,500, and the roof structure repair underneath it is a separate set of hours.

## Making a bunkhouse survive storage in a hot inland lot

Storage habits decide the fate of this class. A bunkhouse parked in the open with the bunk room door closed and every vent shut cooks its own interior on a summer afternoon, which is what makes vinyl wall panel adhesive release and what dries a sealant bead faster than sunlight alone manages. Leaving one roof vent cracked under a cover makes a measurable difference to both. It also keeps the humidity from a slow leak moving rather than sitting against a panel.

The maintenance list is short and specific. Seal the rear cap radius and both air conditioner shrouds on a six month cycle. Press the bunk floor along the sidewall every time you open the coach up. Check the second door for square rather than adjusting it for latch. Roof recoat and reseal runs $750 to $4,500, and of everything named on this page it is the item most likely to save you a floor and a rear wall.
