Marine Layer Moisture Never Fully Leaves

A closed coach in this county does not get a dry season. Overnight marine air raises interior humidity, the sealed interior holds it, and the summer drying that owners assume happens simply does not reach the materials that matter. Anything that got wet in winter is usually still damp in August.

A sealed coach breathes even when it is locked

No RV is airtight. Air moves in and out through vent screens, around slide seals, through the refrigerator vent stack, past the furnace intake and through every fastener penetration that is no longer perfectly sealed. That exchange is slow, which is exactly the problem. Marine air comes in during the cool hours carrying a high moisture content, the interior warms during the day, and the air that leaves in the afternoon leaves before it has picked up the moisture that has already condensed onto interior surfaces overnight. Repeat that daily and the net direction is inward.

Owners test this without meaning to. Open a coach that has been closed since March and the first thing you notice is not a smell, it is the feel of the air. Upholstery that is faintly cool to the touch, a mattress that feels heavier than it should, cabinet interiors that smell of the cabinet rather than of nothing. None of that is a leak. That is ambient moisture that has been arriving in small quantities every night for months with no mechanism to leave.

The assumption worth discarding is that summer fixes it. Inland, a hot dry season genuinely does drive moisture back out of materials that took it up over winter, and the annual cycle has a real drying half. Within the marine layer band that drying half is much weaker than owners expect, because the air arriving overnight in July is not appreciably drier than the air arriving in February. Daytime temperatures are higher, which raises how much moisture the air can hold, but the coach is closed during the day and the exchange happens mostly at night. What that means in practice is that material which got damp in January is frequently still damp in August, and nobody has done anything wrong.

The coldest surface in the coach decides where water appears

Condensation forms wherever a surface is at or below the dew point of the air touching it, which means the location of the damage is set by thermal bridges rather than by where the moisture came from. In an RV the coldest interior surfaces are predictable: the inside face of an exterior wall behind a cabinet, the metal frame of a single pane window, the floor over an uninsulated bay, the back of a compartment that shares a wall with the outside, and the underside of a roof panel directly above a poorly insulated section. Those are the spots that go wet first, and every one of them is hidden behind something.

That explains the classic complaint of a cabinet on an exterior wall smelling musty while the cabinet on the interior wall a metre away smells fine. Same air, same humidity, different surface temperature. The wall cabinet sits against a panel that is cooled by the night air outside and is enclosed enough that the air inside it never gets stirred. It reaches dew point earlier and stays there longer than anywhere else in the coach.

The materials in those locations are the ones least able to cope. Luan backing, the thin plywood behind most interior panels, holds moisture readily and loses stiffness as it does. Foam board insulation does not rot but the adhesive holding it to the skin can release. Carpet and its pad hold water for weeks. Particle board shelving swells and does not go back. None of these announce themselves; they change dimension quietly and then something no longer closes properly.

Odour is the earliest reliable signal and owners discount it

A musty smell in a closed coach gets attributed to the coach being closed, which is fair enough, and then dismissed. The smell is microbial activity on organic material that has stayed damp, and microbial activity requires sustained moisture rather than an occasional wetting. When it is strong enough to notice on opening the door, something inside has been above the threshold for a long time.

The reason odour beats visual evidence is that vinyl faced wall panels are vapour barriers facing the room. Moisture behind the panel has no route into the living space to make a stain, but volatile compounds from microbial growth are small enough to migrate through gaps at panel edges, around fixtures and through cabinet backs. The nose gets the report before the eye does, sometimes by a full season. Airing the coach out clears the smell without touching the cause, which is why the same smell returns after the next closure and gets dismissed again.

Ventilation that works and ventilation that is decoration

Moving air is the only mechanism that dries an enclosed space in this climate, and there are only a few ways to get it. A roof vent cracked open with a vent cover over it, paired with a second opening low and at the other end of the coach, sets up a genuine convective path because warm air leaves high and cool air is drawn in low. That single arrangement outperforms almost everything else an owner can do. Powered ventilation on a small solar supply does the same thing more aggressively where shore power is not available.

The unflattering comparison is with desiccant. A tub of calcium chloride crystals absorbs a fixed quantity of water and then stops, and the quantity is small relative to the air exchange of a thirty foot coach that keeps taking in marine air every night. Owners who place four tubs and consider the problem handled have bought a modest reduction in peak humidity and no change at all in the underlying exchange. Desiccant is useful inside a closed cabinet or a sealed compartment where the air volume is small. It is close to decoration in an open living area.

Two habits matter more than any device. Leave interior doors and cabinet doors open through a storage period so no enclosure develops its own microclimate, and lift mattresses and cushions off the surfaces they sit on so the underside can exchange air. Both are unpaid, both take ten minutes, and both address the specific locations where the moisture actually accumulates.

Six findings that move this from housekeeping to repair

Ambient humidity is an ownership condition and gets managed. Liquid water arriving from somewhere is a repair and gets scheduled. Almost every argument an owner has with themselves about a damp coach is really an argument about which of those two they are looking at, and the findings below are the ones that separate them reliably. Any single item on this list is worth putting eyes on rather than airing the coach out and hoping, because none of them are produced by humidity alone. Two or more together is close to conclusive, and the pairing that shows up most often here is a defined stain with a soft floor underneath it.

  • A stain with a defined edge or a tide line, which means liquid water arrived and pooled rather than condensing evenly
  • A soft or springy area of floor, particularly along the base of an exterior wall or at a slide opening
  • A cabinet door or drawer that no longer closes square, meaning the carcass has changed dimension
  • A wall panel that has lifted, bubbled or separated from its substrate at a seam
  • Visible growth on a hard surface rather than on fabric, which indicates a sustained wet surface rather than humid air
  • The smell returning within days of a thorough airing out, which means the source is still being fed

The price gap between managing damp and repairing it

Managing ambient moisture costs vent covers, an airflow habit and a periodic visit. Repairing what it caused is a different order of number. Headliner and wall panel repair or replacement runs $500 to $5,500. Flooring and subfloor replacement runs $500 to $8,500. Water damage restoration and subfloor replacement runs $750 to $15,000 and is the line item nobody plans for, because the event that caused it was never an event.

Where an owner genuinely cannot tell which category they are in, the honest step is a look with the coach in front of somebody. An RV systems estimate is $150 and is credited against an authorised repair. In depth diagnostic time posts at $285 per hour with a one hour minimum and is likewise credited against an authorised repair. All of that happens in the bays at the OCRV Center facility in Yorba Linda; we do not diagnose damp from photographs sent by email, because a photograph of a stain carries no moisture reading and no path.

The insurance dimension is worth knowing before anybody calls a carrier. Gradual moisture accumulation is generally treated as maintenance, while a defined water intrusion event is generally treated as a claim, and which one an adjuster decides they are looking at depends heavily on what documentation exists and how the finding is described. That distinction is the single most consequential thing about a damp coach, and it is settled long before the repair is written.
