Awning Fabric Fails At The Roller, Not The Arm
Awning fabric almost always gives up in the wrapped section at the roller tube, which is the only part of the sheet an owner never looks at. By the time a tear reaches open fabric near the arms, the failure has been developing out of sight for two or three seasons.
The wrapped section is the only fabric that is never seen
An awning rolled up presents its outermost wrap and hides everything else. Rolled out, it presents the sheet flat and hides nothing except the last few feet still on the tube, which stay there in every position the awning is ever used in. That inner section carries the sheet's attachment to the roller, sits against aluminium rather than air, and never gets looked at in the ordinary course of ownership. It is also where nearly every fabric failure we see began.
Inspecting it means unrolling past the normal stop, which most owners have never done and which on a power awning requires overriding the limit. That is a fair reason nobody checks it. It is not a reason the section is not aging, and it means the first evidence available to an owner is a failure that has already propagated far enough to reach visible fabric.
The distinction matters commercially as well as mechanically. Fabric caught while the damage is confined to the roller wrap is a fabric job. Fabric that has torn out into the open sheet under wind load usually takes hardware with it, and a hardware job is a different conversation.
Anyone who does want to look at it should do so with the awning fully out, with a second person present, and with an understanding that the roller tube is under spring tension throughout. That tension is what makes an awning convenient and it is also the reason this is not a job to do alone on a ladder. The check itself is quick: the last two wraps unrolled by hand, a light held behind the fabric, and a look for pinholes that show as points of daylight through what should be a solid sheet.

A rolled awning is a heat trap by construction. The tube is aluminium, which takes sun and holds it, and it is wrapped in several layers of vinyl or acrylic that insulate the outside of the roll from the air. Heat that gets into the tube stays in it, and the fabric touching the tube runs hotter and for longer than the fabric on the outside of the roll that everybody assumes is taking the punishment.
Vinyl responds to sustained heat by losing plasticiser. The sheet gets stiffer, then brittle, and it does so fastest where the temperature stayed highest, which is the inner wrap. Acrylic handles heat better and is less prone to this specific failure, which is one of the genuine arguments for it on a coach that lives outdoors in this county rather than travelling. Neither material is indifferent to a hundred and twenty degree tube.
The tell is a change in feel rather than in appearance. Inner wrap fabric that has cooked does not fade noticeably, because it was never in the light. It goes stiff, and it cracks along the fold lines that form where the sheet lies over the tube's seam or over the fastener track. Those cracks run parallel to the tube, which is why the first visible symptom is a straight line rather than a hole.
A wet roll stays wet against the tube for a week
Almost every owner has rolled an awning up wet, because the alternative is waiting for it to dry when the coach needs to leave. Water on the outside of the roll evaporates within hours. Water trapped between the inner wraps has no airflow and sits against aluminium, and a marine layer morning tops it up before it has finished going. A roll put away wet in this climate can hold moisture at the tube for a week or more.
Two things follow. Fabric stitching and hem cords hold water and stay damp longest, so the seams in the wrapped section are the first to grow mould, and mould on vinyl is a staining and weakening problem rather than a cosmetic one. And the aluminium tube corrodes under the wet fabric, throwing a fine white powder that abrades the sheet every time the awning moves. The awning is then sanding itself, slowly, at the one point nobody inspects.
The practical mitigation is unglamorous and works: run the awning out again for an hour the next dry day, even if the coach is parked and the awning is not wanted. That single habit does more for fabric life than any treatment sold for the purpose, and it costs nothing.
Storage covers complicate this rather than solving it. A cover keeps ultraviolet off the outer wrap, which is real and useful, and it also keeps air off the tube, which slows drying further. A coach put into a cover with a damp roll has traded a fading problem for a mould problem. The order that works is dry first, then cover, and where that is not practical the cover is still the better choice on balance, provided the awning gets run out on the first dry weekend rather than at the end of the season.

Damage that started at the roller announces itself as a straight split running parallel to the tube, often several feet long, appearing suddenly on an awning that looked fine the previous week. It appears suddenly because the crack was already there in the wrapped section and simply reached open fabric. Owners describe these as sudden failures and they are nothing of the kind.
Wind damage looks different. It starts at an edge or at a stress point near an arm, and it propagates as a triangular tear with the point running into the sheet, because the load is coming from one direction and the fabric is failing along the weakest weave line. Santa Ana events produce that shape. A tear whose long axis runs across the awning rather than along it is a wind story, and a tear running the length of the awning is a roller story.
Telling the two apart before an estimate is worth doing because they lead to different places. A wind tear means the arms and the sidewall rail took the same event and need checking whether or not they look damaged. A roller tear usually means the hardware is fine and the sheet has simply reached the end of its life, which is the cheaper of the two outcomes by a comfortable margin.
It matters for a claim as well. Wind is an event with a date, a weather record and a plausible line in a comprehensive policy. Fabric that aged out at the roller is wear, and wear is not an insured loss on any policy we have read an estimate against. Presenting an aged sheet as storm damage is not a fight worth having and it is not one an adjuster loses often, since the tear direction is visible in the first photograph. Owners are better served knowing which one they have before the call than after it.
What the diagnosis changes about the number
Awning fabric replacement runs $400 to $2,500 across manual and power units of all common brands. Awning arm and motor replacement runs $500 to $3,500 on Carefree, Dometic and Solera hardware. A failure that began at the roller and never involved a wind event lands in the first band and stays there, and the size of the sheet and the type of hem do most of the work in deciding where.
The awkward part of a roller diagnosis is that the tube itself sometimes has to be addressed, and a corroded tube under a new sheet is a short term outcome. Owners reasonably resist paying for a tube when the visible problem was fabric, and the honest answer is that we can fit a sheet to a marked tube and say plainly that the new fabric will abrade at the same point. Where the corrosion is light, cleaning the tube and refitting is the right call. Where it has pitted, it is not.
Body and paint labour is $210 per hour and mechanical and electrical is $260 per hour, which is the split that decides how a mixed awning job prices out. A fabric only job is mostly the first rate. Anything that involves a motor, a wind sensor or the twelve volt feed moves hours to the second.
