Four things prevent most of the expensive repairs

Sealant condition, roof integrity, slide seal compression and generator exercise. Nearly every large repair bill this shop writes traces back to one of those four being left, and each of them is cheap to check.

The interval that matters here is not the one in the manual, which was written for a national average climate. Ultraviolet exposure and thermal cycling age sealant faster than the manual assumes, so six months is the realistic inspection cycle for a coach stored outdoors in this region.

What sitting still does

A coach that does not move develops different problems from one that does. Seals dry and take a set. Rodents find wiring. A generator that is never run under load gums up. Tyres age out on date rather than tread, and a tyre that looks new at six years old is still a tyre that should not be towed on.

Before you buy someone else's coach

A pre purchase inspection is the cheapest money in this trade. A full systems walk with a written report costs a fraction of the first surprise it finds, and the things it finds most often are exactly the expensive ones: soft decking, released sidewall, a slide out of sync, previous structural repair done badly.

Bring it here before the money changes hands rather than after, because a written report is also a negotiating position.

The limits

No mobile service, so maintenance happens at the shop. No engine, transmission or drivetrain work. No DOT inspections and no emissions testing. Chassis lube and basic in shop service is in scope; a diesel engine rebuild is not.

A maintenance calendar built for this climate

Owner manuals are written for a national average, and Orange County is not one. There is no freeze cycle to protect against and there is far more ultraviolet exposure than the manual assumes, so the intervals that matter here are not the ones printed in the book. Sealant and rubber move up the list. Antifreeze procedures move down it.

The line is not about difficulty. It is about whether being wrong is expensive or dangerous.

What deferring the cheap version actually costs

Maintenance arguments are usually made with percentages nobody can verify, so here is the version that is verifiable from the rate card on this site. A roof recoat and reseal sits in the band that starts at $750. A membrane replacement, which is what a reseal becomes once decking has softened, starts at $3,500. Water damage restoration with subfloor work starts at $750 and runs to $15,000 depending on how far it travelled.

Those are the same problem at three ages. Nothing about the coach announces the transition between them, which is why the trigger has to be a date on a calendar rather than a symptom you notice.

How a maintenance record changes a claim

Carriers decline gradual damage and pay sudden damage, and the boundary between them is frequently decided by what an owner can show. A folder of dated photographs of a sound roof, taken twice a year, converts an argument about neglect into an argument about an event. That is worth more than most owners realise and it costs nothing but ten minutes.

It cuts the other way too. An owner with no record, a stained ceiling and a coach that has sat outdoors for six years is in a weak position no matter what actually happened. The record is not a formality. It is the only evidence that exists about the state of the coach before the loss.
