Slide Out Seal and Gasket Replacement, in detail

Wiper, bulb and D seal, and which one is actually failing

A slide has more than one seal and they do different jobs. The wiper seal is the flexible lip that sweeps the room face as it travels, and it is the primary water barrier on the top edge. Bulb seals compress when the room is closed, sealing the perimeter against the sidewall. D seals, shaped like their name in section, sit where a firmer compression seal is needed, usually at the bottom of the opening.

Owners describe all of them as the rubber round the slide, and pricing depends entirely on which ones are involved. A top wiper on one room is at the bottom of the band. Full perimeter replacement of wiper, bulb and D seals on three rooms of a bunkhouse fifth wheel is at the top of it, and the difference is almost entirely linear feet of seal and access hours.

Matching a seal set to the flange profile

Seal is not generic and the flange it mounts to is the deciding detail. Manufacturers use different flange sections, different retention channels and different lip geometries, and a seal that is close but not correct either sits proud and gets torn by the room or sits shallow and never contacts the face. We measure the flange section and match the profile rather than ordering by coach model, because a builder can change flange suppliers mid model year.

Old seal comes out of its channel completely, the channel is cleaned of the compacted grit and old adhesive that has built up in it, and the new profile is set with the correct orientation. A wiper installed with its lip trailing rather than leading looks identical from three feet away and channels water inward instead of out, which is a failure an owner will attribute to the seal rather than to the fitting.

A seal in good condition that still lets water in

This is the situation that brings most owners here after somebody else has already replaced the rubber. The seal is new, it is the right part, and the slide still leaks. What is wrong is the gap the seal is being asked to bridge. A slide room that has settled over years no longer presents its face square to the flange, and the wiper lip loses contact at the outboard corner while it still looks perfectly seated at the inboard end.

Measurement rather than inspection settles it. We level across the top of the room extended and retracted, then read the wiper contact along the full length, and the numbers usually show a taper of a quarter inch or more from inboard to outboard. No seal profile bridges that. The repair is geometry first and rubber second, and doing rubber first is the money most commonly wasted in this category.

Sealing the room versus adjusting the room

Two different jobs get quoted here and owners should understand which one they are buying. Sealing is replacement of the rubber, correct and worthwhile on a room whose geometry is still true. Adjusting is shimming the support arms, resetting the travel stops and correcting the room attitude so the seal has a square surface to work against. One replaces a part and the other changes the geometry the part lives in.

Adjustment is often the cheaper of the two and it is regularly the right answer alone, which is not the conclusion owners expect when they arrive asking for seals. A room brought back into square with its existing serviceable rubber can stop leaking for the cost of a few hours at the posted mechanical rate. We will tell you when that is the situation, even though the seal job would have billed higher.

The dark line at the slide sill and what it has been doing

There is one interior symptom that means the leak is not new. A dark line along the carpet edge at the slide sill, or a floor that feels slightly soft when you step across the sill, means water has been getting in long enough to reach the subfloor and stay there. Rubber that has been leaking for a few weeks does not produce that. A season does.

By that stage the estimate is not really a seal estimate. The sill area gets opened, the subfloor is probed, and frequently the bottom of the slide room floor panel has taken water at its edge as well. Owners find this genuinely unwelcome news, and it is the difference between a job in the low hundreds and a job that involves flooring and a room floor edge rebuild.

Coastal air, ultraviolet and a seal that never gets shade

The top wiper on a slide out lives in the worst position on the coach. It faces straight up, it is unshaded, and in Orange County it takes full ultraviolet exposure most days of the year along with salt in the air. Ethylene propylene seal compounds age by hardening, and a hardened wiper lip stops conforming to the room face long before it looks worn out.

Slide toppers change this materially, which is the one piece of maintenance advice worth the money here. A Carefree or Solera topper over a room keeps direct sun off the wiper and keeps debris off the roof of the room, and toppers cost a fraction of a seal and geometry job. Owners who store a coach uncovered near the coast and have no toppers should expect to be in this category sooner than the brochure suggests.

The dry cycle and the hose check before release

Nothing here leaves on a single successful cycle. The room runs dry several times first, watching the wiper lip seat along its whole length and listening for the drag that says a new seal is too proud and about to be torn. Then the room is closed and the perimeter bulb compression is checked before water goes anywhere near it.

The wet check runs water over the top seal for a sustained period with somebody inside watching the sill and the ceiling line with a light. Moisture readings at the sill get taken before and after so there is a number rather than an opinion. What is the difference between a wiper seal and a bulb seal?

A wiper seal is a stiff blade that sweeps the slide fascia as the room travels, keeping water and grit off the surface that passes it. A bulb seal is a hollow compressible section that squashes flat when the room is closed, forming the actual weather barrier. Wipers fail by hardening and losing tension. How long do slide seals last before they need replacing?

Six to ten years in this climate, and less on a slide with no topper. Ultraviolet exposure and heat are what end them, not mileage, so a coach parked in Orange County sun for eight summers is on the same clock as one that toured the country. The test is simple: close the room, then look for daylight or run a business card along the seam. Anything that slides through freely is a seal that is no longer sealing.

Can slide seals be replaced without pulling the room out?

Most of them, yes. Wiper and bulb seals on the outer perimeter are accessible with the room extended, and the inner seals are reachable with it retracted, so a straightforward set is two to 14 hours with the room in place. What forces removal is seal damage that came with substrate damage: a rotten perimeter frame gives new seals nothing to seat against. That is a rebuild, and pretending otherwise means doing the seals twice.
