Chalking is normal, brittle is the problem

EPDM sheds a white chalk as it ages, and that chalk running down the sidewalls after rain is the single most common reason owners call about a roof. Chalking is the membrane doing what it was formulated to do, sacrificing a surface layer to ultraviolet so the body of the sheet survives. A chalking roof is often perfectly serviceable and needs washing rather than replacing.

Brittleness is the real signal, and it is a different test. We press a thumb into the membrane between rafters and look at how it recovers, then flex a corner near a flange. Healthy EPDM gives and comes back. A membrane at the end of its life feels papery, holds the impression, and shows fine crazing when flexed. That roof will crack at every flange within a season or two no matter what gets painted onto it.

How a seam lets go and what runs in behind it

EPDM seams and flange edges fail at the adhesive, not in the middle of the sheet. Sealant shrinks back from the flange metal, a hairline path opens, and capillary action does the rest. Water travels between the membrane and the decking, sometimes a long way, which is why a wet ceiling stain and the actual entry point can be several feet apart and on opposite sides of a rafter.

Diagnosis is a lift test and a moisture reading. We work a plastic spatula gently at the flange perimeter to find where the membrane is no longer bonded, marking the boundary, then take moisture readings through the ceiling from inside at a grid of points to map how far water has run. That map decides whether this is a patch, a section replacement, or a conversation about the whole roof.

Patching EPDM with the primer the adhesive actually needs

A patch on EPDM is a chemistry job disguised as a handyman job. The chalked surface layer has to be removed completely, the area cleaned with the correct solvent, and a compatible primer applied before either tape or a bonded patch goes down. Skip the primer and the patch adheres to chalk, which means it adheres to nothing, and it lifts at one corner by the following winter.

Patch geometry matters as much as chemistry. Corners get radiused rather than left square, because a square corner is a stress concentration and cracks propagate from it. The patch extends well past the sound boundary in every direction, and it gets rolled hard with a steel roller so no air path survives underneath. Done that way, a patch on sound membrane is a genuine repair rather than a delay.

What a liquid recoat buys, and what it does not

A liquid roof coating over sound EPDM is legitimate maintenance. It restores a sacrificial ultraviolet layer, it bridges hairline crazing, and on a roof that is structurally fine it extends service life at a fraction of a membrane price. Applied to a clean, primed, dry surface with the sealant beds already renewed, it earns its cost and it is a reasonable thing to do every few years on a roof you intend to keep.

Applied over a membrane that has already failed, it buys a season and not more. Coating cannot bond a delaminated sheet back to decking, it cannot bridge a moving seam, and it will crack over any area that flexes. Owners sometimes ask us to do it anyway, and there is one situation where that is genuinely the right choice, which is a coach going up for sale where the buyer will be told the roof is at the end of its life. We will not do it and call it a repair.

Cleaning and prep is most of the bill

Owners look at a roof estimate and assume the money is in materials. It is not. On a reseal or recoat, the majority of the hours go into removing old sealant, scraping flange perimeters back to clean metal and membrane, washing off years of chalk and coastal grime, and drying the surface completely before anything is applied. Materials are a modest line on a roof invoice and preparation is most of the rest.

Cutting that short is the cheapest sabotage available. Old lap sealant left in place under a new bead means the new bead is bonded to a failing one. Chalk left on the membrane means a coating that peels in sheets. When a roof job here posts at the top of its hour range, prep is usually where those hours went, and it is the part of the job that decides whether you are back in three years or twelve.

Marine layer mornings and a roof that never dries

A coach stored near the coast lives in a daily wet and dry cycle that inland coaches do not. Marine layer condensation settles on the roof overnight, sits in the low spots and against every flange, then evaporates under a hard afternoon sun. That cycle works sealant harder than rain does, because it happens most mornings of the year rather than a handful of times a winter.

Two practical consequences follow. Sealant here ages faster than the product literature suggests, so the six month inspection is not conservative advice in this county, it is the actual interval. And a roof that leaks slowly never gets a chance to dry out between wettings, which is why a coastal coach with a small leak develops soft decking faster than the same coach parked in the desert with the same leak.

The inspection interval that keeps this cheap

Every roof that leaves here goes out with a stated inspection interval of six months, and the reason is economic rather than procedural. A flange bead caught at the point where it has pulled back a sixteenth of an inch from the metal is a small reseal. The same flange found two winters later is a membrane, a decking repair and an interior ceiling panel.

What to look at is short enough to memorise, and if the roof is not rated to walk on it gets done from a ladder at both ends rather than by climbing up. Owners who keep to this end up spending far less over a decade of ownership than owners who wait for a stain, and the difference is not close.

  • Every flange perimeter, looking for sealant shrunk back from metal
  • Both cap seams, where the membrane flexes most in transit
  • Termination bar down each sidewall for lifted or cracked sealant
  • Any area that holds standing water after a wash
  • Interior ceiling corners and cabinet tops, checked from inside at the same time
